CBEOF helps Florida property managers, landlords and leasing teams choose screening for individual rental applicants. Tell us the property type, expected application volume and established rental criteria. Depending on provider access and the package, checks may include criminal and eviction records, credit information, and income or employment verification.

We’ll explain supported checks, access and optional charges before ordering. Credit and verification components are not automatically included. Your housing team reviews the findings and makes the rental decision. A commercial tenant company needs a separate Business Verification check.

How businesses use this service.

Tenant screening for multifamily property managers

Explain the apartment portfolio, expected application volume and the housing team’s review criteria. Agree on the package components and reviewer before applications are handed over.

Rental applicant checks for single-family landlords

An occasional application still needs a clear screening purpose and selected checks. Identify the rental property and the information your existing application process needs.

Tenant screening for residential leasing teams

Clarify the housing provider, who is authorized to request and review the report, and which applicant checks are needed. Business-entity checks for a commercial lease use a different scope.

What’s included.

Compare the tenant package coverage

Tenant Basic, Plus, and Complete describe different component packages. Confirm the actual searches and verification methods rather than relying on the tier name.

Confirm credit and eviction access

Credit information is conditional on approved provider access and the supported tenant package. The entry package does not include credit or eviction data.

Specify income or employment verification

Income or employment verification has a defined source and method. Bank or asset information is included only when the supplier bundle supports it and the scope expressly allows it.

Follow the applicable housing-report process

The FTC identifies tenant screening reports as consumer reports. Housing users must have an appropriate purpose and follow applicable adverse-action notice requirements when report information affects a decision.

What you’ll receive

  • The selected tenant package and provider-supported components.
  • Available applicant findings from the named sources.
  • Status for requested verification and optional fields.
  • Unresolved identity differences, source gaps or verification discrepancies.
  • The optional-component list and approved source charges.

Compare the screening packages

We’ll help you choose checks that fit the screening purpose and confirm coverage, availability and any separate source charges in your quote.

Tenant Basic

Criminal screening with provider-defined coverage.

  • Defined criminal screening package

Credit and eviction data are not included in this entry package. Source fees are additional where applicable.

Tenant Plus

Criminal, eviction, and supported credit information.

  • Tenant Basic criminal scope
  • Eviction record component
  • Credit component, subject to approved access

Confirm the supplier bundle and required source fees before ordering.

Tenant Complete

Plus with a defined income or employment verification scope.

  • Tenant Plus components
  • Defined income/employment verification

Bank or asset data is included only where supported by the supplier bundle and expressly agreed. Source fees may apply.

Tenant package availability, credit access, verification methods, coverage, and source fees require confirmation. A package is not a rental decision or approval guarantee.

How it works.

  1. Describe your rental review

Start with the housing purpose and existing criteria, then identify which applicant information is needed.

  2. Choose supported checks

Agree the actual provider-supported searches, applicant workflow, optional verifications and charges rather than relying on a package label.

  3. Review findings and questions

Review source findings and unresolved components through the housing provider’s decision and notice procedures. Ask for clarification where a record or identifier does not match.

Know what to expect.

We’ll confirm the work, the updates you’ll receive and who to contact along the way.

  • The applicant information and provider-supported criminal, eviction, credit or verification components selected.
  • Which optional fields are actually available and how their method, coverage and charges will be described.
  • The report recipient and route for clarifying a disputed record or incomplete component before the housing decision.

What helps us help you.

  • The property type, housing purpose and rental-review criteria already used by your organization.
  • The applicant volume and desired criminal, eviction, credit or verification components.
  • Any specific field you expect, such as employment confirmation, with its method to be discussed.
  • The authorized housing-provider reviewer and intended report-delivery workflow.

What shapes your quote.

  • Tenant package and provider bundle.
  • Criminal and eviction search coverage.
  • Supported credit and income-verification components.
  • Source, verification, and any agreed document fees.

Tell us what you need help with. We’ll explain which records are needed and how to provide them. Personal reports, ID images and account files can wait until then.

Frequently asked questions

Questions about this service?

A few details to help you decide.

Ask another question
Is a credit report included in every package?

No. Tenant Basic excludes credit and eviction information. Credit in a higher package remains subject to provider support, approved access, and the agreed tenant-screening scope.

Does Tenant Complete verify bank balances?

Not automatically. Ask whether the selected provider supports the exact financial-information check you want and for what purpose. The quote should identify the verification method, returned fields and limits; a standard tenant package should not be assumed to provide bank or asset information.

Does a report approve or deny the applicant?

No. The housing provider decides using its criteria and follows the applicable process. The report documents the selected information and its limitations.

Is this also a service for unpaid rent?

Unpaid balances are a separate receivables or collection request. You can discuss both needs, but the applicant-screening purpose and collection-account scope remain distinct.
